Real Estate is all about location especially schools.  In order to find the best home you need to know where the best schools are:

The New Jersey Department of Education (NJDOE) released its 2009 School Report Cardy yesterday, which includes profiles on all the public schools (including charters and vocational schools) in New Jersey. The report provides detailed statistical information on the school environment, student performance, student and staff attendance, student-teacher ratio, class size, per-pupil spending, etc.

  • Did you know repeat home buyers qualify for the home buyer tax credit?

Some people refer to the $6,500 tax credit for current homeowners as a "move-up buyer" tax credit. However, while many repeat buyers are using the opportunity to get into a larger home, buyers may also be eligible to claim the tax credit if they purchase a smaller, less expensive house.

Current homeowners looking to downsize as they become empty nesters or prepare for retirement can claim the $6,500 tax credit as long as they meet the income requirements and have lived in their home for at least five consecutive of the last eight years. In addition, the home that they are purchasing must cost $800,000 or less.

  • Homebuyer Tax Credit - Eligibility guidelines for co-borrowers

Buyers who purchase a property with someone else may wonder about their ability to claim the homebuyer tax credit. The Internal Revenue Service (IRS) recently issued tax credit eligibility guidelines for co-borrowers purchasing a home.

One of the most commonly seen situations is when a parent co-signs their child's mortgage and both names appear on the note. If the parent owns a home, they are not eligible for any portion of the credit. However, if the home-buying child has not owned a home in the previous three years and meets the other requirements, he or she can qualify for the full $8,000 first-time buyer tax credit.

In other cases, unmarried individuals purchase a home to live in together. If only one of the co-borrowers meets all of the requirements, the eligible buyer may claim the full tax credit.

Click here to visit the homebuyer tax credit section on the IRS Web site.
